The Rs 500-crore worth project is spread across 12.33 acres offering 2 & 3 BHK apartments in the up and coming area
Janapriya Engineers Syndicate is readying a clutch of residential projects, including Lakeview at Sainikpuri and Arcadia at Kowkoor, both near Secunderabad, to be delivered next year.
Sainikpuri is close to the cantonment area and, of late, has seen a lot of residential projects, hospitals, educational institutions and colleges coming up in the area.
The project is spread across 12.33 acres with two and three BHK apartments. The builder is quoting Rs 1,680 per sq ft, depending on the size and the floor of the unit, the price may change, says K Ravinder Reddy, chairman and managing director of Janapriya.
Lakeview is estimated to be a Rs 500-crore project with two million sq ft residential space. The project will also have about 150 independent houses. Work will begin on them as soon as approvals from the civic authorities come through.
In all, there will be 1,800 apartments and work on 400 units has already begun at the project. The other advantage is that it is near Raheja IT Park, Infosys Campus and Jawahar Nagar Mega City. The amenities include a swimming pool, children's park, club house and community banquet hall.
According to Reddy, about 300 units have been booked and the possession of these will happen in about five to six months. The remaining will be delivered over a two-year period.
Phase II will be taken up in the due course, Reddy said. He also pointed out that Janapriya had built more than 20,000 units in its two-and-half decade existence.
“We manufacture pavement tiles and fabricate the timber, apart from using our own transport to reduce dependence on others,” he said.
Janapriya’s other project, Arcadia, which is closer to Shamirpet that houses several biotechnology companies, is also a gated community with two and three BHKs. “This project does not have any common wall and is priced at Rs 1,635 upwards per sq ft,” said Reddy.
Arcadia will have 950 flats and about 250 independent houses. It has already sold 650 units and about 50 per cent of them have been occupied and the rest will be completed in a few months, Reddy said.
A clubhouse with restaurants, gymnasium, swimming pool, children's park, basketball, volleyball and tennis courts, a business centre, crèche, a primary health centre and a shopping complex are part of Arcadia. An amphitheatre to accommodate about 120 people for cultural events and also a banquet hall for hosting family functions find place.
Janapriya has Metropolis at Miyapur, closer to industrial area of Patencheru, where 400 owners have already moved in. This one will have a total of about 1,550 flats. Reddy said 500 others who had bought the properties would get possession in six months. The project would be completed by end of 2012.
At Nilevalley, another project, 300 units have been handed over and another 350 units will be given in the first half of 2012. The company is quoting Rs 1,835 per sq ft, again varying with size and floor.
